What the flat $149 management fee covers
The management fee is $149 per month, flat, whatever the rent. It is never a percentage of rent and is taken only from rent collected, so a vacant property pays no management fee.
Leasing a new tenant and renewing an existing lease are separate one-time fees that Emily explains in your free quote. Request your free quote to get the rent opinion and every fee in writing before you commit.

Pasco County property management across three rental corridors
Pasco County is on Florida's west central coast, about 30 miles north of Tampa and 50 miles west of Orlando. Dade City is the county seat, Zephyrhills is the largest city, and the county was estimated at 682,179 residents in 2025.
The main roads shape how owners and renters move: the Suncoast Parkway, U.S. 19, U.S. 41, U.S. 98, U.S. 301 and Interstate 75. West Pasco includes retirement areas, commercial fishing and Tampa suburbs; central Pasco runs through Land O' Lakes and Wesley Chapel; east Pasco centers on Zephyrhills and Dade City.
West Pasco: Hudson, New Port Richey and Trinity
Hudson sits at the westernmost end of Pasco County, at sea level beside the Gulf of Mexico. Robert J. Strickland Memorial Park, known as Hudson Beach, is the community's main beach, and Hudson has three semiprivate golf courses: Beacon Woods, Meadow Oaks and Heritage Pines.
New Port Richey was incorporated in 1924 and covers 4.6 square miles. The Pithlachascotee River flows through downtown toward the Gulf, and Pasco-Hernando State College completed a campus there in 1976. Trinity sits where Pasco, Hillsborough and Pinellas counties meet, takes its name from Trinity College of Florida, and includes Longleaf plus communities such as Champions Club, Trinity Oaks, Thousand Oaks, Wyndtree and Chelsea Place.
A waterfront home in Hudson and a house in a Trinity community need different maintenance schedules. Monthly management includes scheduled inspections and repair coordination, with the owner portal keeping the paper trail in one place.
Central Pasco: Wesley Chapel, Land O' Lakes and Odessa
Wesley Chapel is a Pasco County census-designated place about 25 miles north of Tampa, with New Tampa adjacent to the south. Residents choose it for proximity to I-75 and I-275, and the Shops at Wiregrass, Tampa Premium Outlets, The Grove and Cypress Creek Town Center serve the area.
Land O' Lakes runs along U.S. 41, also called Land O' Lakes Boulevard, the main north-south road in central Pasco. SR 52 is the main east-west route from U.S. 19 near Hudson to U.S. 98 in Dade City, and the Suncoast Parkway runs along the western edge.
Odessa is a Pasco County census-designated place northwest of Tampa, historically an area of open spaces, ranching and horse properties, with suburban development following Tampa's growth. The Odessa census-designated place lies entirely in Pasco County.
East Pasco: Zephyrhills and Dade City
Zephyrhills is a city in Pasco County and the headquarters of the Zephyrhills bottled water company. U.S. 301 is the main north-south road, SR 54 is the main east-west road, and SR 56, built in 2002, connects SR 54 to U.S. 301 south of Zephyrhills.
Dade City is the county seat, named after U.S. Army Major Francis L. Dade. Major roads include U.S. 98 and U.S. 301, AdventHealth Dade City is the local hospital, and the Kumquat Festival is hosted annually.
In East Pasco, leasing and inspections are handled with the specific property in mind, not a generic checklist.
Leasing a Pasco County vacancy
Leasing is a separate one-time fee from monthly management, and Emily explains it in the free quote. The work starts with pricing from real comparable rentals and marketing the vacancy where renters look, then moves through showings and applications.
Every applicant goes through financial checks and reference verification before a lease, move-in and keys. Request your free quote before you list so the rent opinion and fee structure are clear.
