Flat-fee management for rental owners across Hillsborough County, Florida

Hillsborough County Property Management

Property management in Hillsborough County costs a flat $149 a month at BayTown — the same whether the rent is high or low, and taken only from rent collected, so a vacant property pays no management fee. Leasing and renewals are separate one-time fees that Emily explains in your free quote.

Hillsborough County property management here means the whole county, not one corner of it: Tampa and its neighborhoods, plus Brandon, Riverview, Valrico, Apollo Beach, Ruskin, Lutz and Plant City. Emily Brown personally carries the properties she manages and replies by text or email, usually the same day.

What the monthly fee actually covers

The monthly side of Hillsborough County property management is the part owners feel every week: tenant relations, rent collection with a statement every month, maintenance and repair coordination, scheduled inspections, monthly reporting through a 24/7 owner portal, and market analysis on your property.

Repairs are billed at vendor cost. There is no maintenance markup, no setup or onboarding fee, no marketing fee and no inspection fee. Antonio Lombardo, co-founder and broker of record, works in the properties himself and handles builder-warranty and remediation questions.

How the county is laid out — and why it matters to landlords

Tampa is the county seat and largest city, with 403,364 residents at the 2020 census, and Hillsborough County counted 1,459,762 residents — Florida's fourth-most populous county and the most populous outside the Miami metropolitan area. Most of the county's land is unincorporated and under the jurisdiction of the Hillsborough County board of commissioners; as of 2020, more than two thirds of the county's population lived in those unincorporated areas. A large share of the county's rental stock therefore sits outside any city hall, served by Hillsborough County Fire Rescue rather than a municipal department.

Tenant demand here is not built on one industry. Tampa's economy runs on healthcare, finance, insurance, technology, cybersecurity, tourism, construction, professional services and maritime trade, with employers including Bloomin' Brands, WellCare, Crown Holdings and The Mosaic Company. The University of South Florida, established in North Tampa in 1956 and opened to students in September 1960, and the University of Tampa are both here, and MacDill Air Force Base hosts the headquarters of United States Central Command. HART runs bus service and the TECO Line Streetcar through the county.

South Hillsborough: Riverview, Apollo Beach and Ruskin

Interstate 75 forms the western edge of the Riverview CDP, with access from exits 246, 250, 254 and 256, and U.S. Route 301 runs through the western side, parallel to I-75, through the original settlement at the Alafia River. AdventHealth Riverview and St. Joseph's Hospital-South serve the area, and Cooley Law School and HCC at The Regent sit nearby.

Apollo Beach is an unincorporated census-designated place of 26,002 people at the 2020 census, with a median age of 44.8 years. U.S. Route 41 crosses its center, Interstate 75 runs through eastern Apollo Beach with access from Exit 246, and the community is bordered by Ruskin to the south and Tampa Bay to the west. It is a waterfront community with year-round boating and fishing, and the Big Bend Power Station is a famous Apollo Beach landmark.

Ruskin, on the north side of the Little Manatee River, counted 28,620 residents in 2020. I-75 runs along its eastern edge with access from Exit 240 at State Road 674/College Avenue, and U.S. Route 41 passes through the center. Ruskin holds the South Hillsborough County Government Center, the HCC SouthShore campus, and the National Weather Service forecast office labeled Tampa Bay Area – Ruskin.

East Hillsborough: Brandon, Valrico and Plant City

Brandon is an unincorporated community and census-designated place of 114,626 people at the 2020 census, 11 miles east of downtown Tampa and long known as a bedroom community for the city. Interstate 75 passes through western Brandon with access from exits 256 and 257. Its census boundaries run from Palm River-Clair Mel to the west across U.S. Route 301 to Valrico to the east, and neighborhoods inside it include Barrington Oaks East, Brandon Hills, Kensington Estates, La Viva and Limona. Brandon High School dates to 1914, the Hillsborough Community College Brandon campus serves the area, and the Hillsborough County Fairgrounds sit on the west side on SR 60.

Valrico, 14 miles east of Tampa along State Road 60, had 37,895 residents and a median age of 43.1 years at the 2020 census; its name means "rich valley" in Spanish and was adopted in the 1880s. Plant City, an incorporated city of 39,764 people, sits roughly midway between Brandon and Lakeland along Interstate 4, with access from exits 17 through 25. It is known as the winter strawberry capital of the world and hosts the annual Florida Strawberry Festival, and Wish Farms, the largest strawberry producer in Florida, has a large presence there.

North Hillsborough, Lutz and the airport corridors

Lutz is an unincorporated community that straddles Hillsborough and Pasco counties, 15 miles north of Tampa, with 23,707 residents at the 2020 census. Interstate 275 runs through eastern Lutz and joins Interstate 75 in the northeast corner; U.S. Route 41 runs through the center, and Florida State Road 597 forms part of the western border. ZIP codes 33548, 33549, 33558 and 33559 serve Lutz and extend north past the county line to State Road 54 in southern Pasco County. Lutz is served by both Hillsborough and Pasco County Public Schools.

Travel patterns shape rental demand across the county. Tampa International Airport is the primary commercial airport, with Tampa Executive near Brandon, Peter O. Knight near downtown Tampa and Plant City Airport serving the rest. Hillsborough County Public Schools operate the county's public schools, and Alafia River State Park and Hillsborough River state parks sit within the county.

What Hillsborough County property management costs

BayTown charges $149 per month, flat, whatever the rent, and it is taken only from rent collected — nothing while the property is vacant. Leasing and renewals are separate one-time fees, and Emily explains those in your free quote rather than burying them in a schedule. There is no long-term contract; an owner who leaves gets files, keys and the tenant relationship handed over cleanly.

A rental you already own, or one you just inherited

Plenty of Hillsborough County owners arrive mid-stream: a tenant already in place, a lease signed years ago, or a property that came with a family estate. We take over the tenant relationship, collect rent with a monthly statement, coordinate repairs at vendor cost and run scheduled inspections — worth having in a humid subtropical climate where small leaks get expensive fast.

If you are deciding between fee structures first, read the flat-fee comparison, then request your free quote when you are ready to talk numbers for your address.

Questions owners ask

Do you manage rentals in unincorporated Hillsborough County, or only inside Tampa?

Both. Tampa is the county seat and largest city, but most of the county's land is unincorporated and more than two thirds of residents lived in unincorporated areas as of 2020. We manage rentals across the county, in the city and outside it, so your address determines which services apply, not whether we can take the property.

Do you cover Riverview, Apollo Beach and Ruskin?

Yes. Riverview, Apollo Beach and Ruskin are all unincorporated Hillsborough County communities along the I-75 and U.S. 41 corridors, with Interstate 75 access at exits 240, 246, 250, 254 and 256. Ruskin sits on the Little Manatee River, Apollo Beach borders Tampa Bay to the west, and both are within our service area.

What about Brandon, Valrico and Plant City?

Yes. Brandon, 11 miles east of downtown Tampa with I-75 access at exits 256 and 257, Valrico along State Road 60, and Plant City along Interstate 4 at exits 17 through 25 are all covered. Plant City is its own incorporated city, which is why we confirm the specific address during the quote.

Lutz straddles two counties — can you manage there?

Yes. Lutz sits in both Hillsborough and Pasco counties, 15 miles north of Tampa, with ZIP codes 33548, 33549, 33558 and 33559 that extend north past the county line toward State Road 54. We work in both counties, so a Lutz address is not a problem.
