East Pasco rentals, managed out of the rent collected
Zephyrhills Property Management
Property management in Zephyrhills costs a flat $149 per month at BayTown, charged only from rent collected, so a vacant property pays no management fee at all.
Leasing and renewals are separate one-time fees that Emily explains in your free quote, alongside what your property should rent for and every fee in writing. The monthly work the $149 pays for is listed below.

What the $149 Covers — and What It Doesn't
The $149 is flat, whatever the rent brings in. It is never a percentage of rent, and it comes only out of money collected, so a vacant property costs you nothing in management fees while it sits empty.
There is no setup or onboarding fee, no marketing or advertising fee, no inspection fee, and no markup on repairs — work is done at vendor cost. There are no tenant admin or move-in fees and no monthly tenant benefits package either. Leasing and renewals are separate one-time fees that Emily walks through in your free quote; ask for the quote and you will have every number on paper before you commit to anything.

Zephyrhills, Specifically
Zephyrhills is a city in Pasco County, incorporated in 1914 after changing its name in 1910. The 2020 census counted 17,194 residents and a median age of 48.8 years. It is the headquarters of the Zephyrhills bottled water company, and the Zephyrhills Historic District was listed on the National Register of Historic Places in 2001. Summers here are hot and humid; winters are warm and generally dry.
The street layout matters when you are scheduling showings and repairs. US 301 is the main north-south road through the city, SR 54 is the main east-west road through southern Pasco County to Zephyrhills, and SR 56 — built in 2002 — connects SR 54 to US 301 south of town. Pasco County Public Transportation routes #30, #33 and #54 serve the city.
Civic anchors are easy to name: the Zephyrhills Public Library, founded in 1912, is part of the Pasco County Library Cooperative; Zephyrhills Municipal Airport serves the city, and the Zephyrhills Museum of Military History sits in a renovated World War II infirmary at that airport. In September 2020, Pasco County Fire Rescue took over fire and rescue service responsibilities for Zephyrhills.
Leasing a Vacancy Here
Leasing work starts with pricing from real comparable rentals rather than a guess, then marketing the vacancy where renters look, showings and applications, financial checks and reference verification on every applicant, and finally the lease, move-in and keys.
The leasing fee is a separate one-time charge that Emily covers in the free quote; it is not part of the $149.
Dade City and the Rest of East Pasco
Dade City is the Pasco County seat and Zephyrhills is the county's largest city, and BayTown manages rentals in both. The service area covers Pasco and Hillsborough counties, including Wesley Chapel, Land O' Lakes, New Port Richey, Trinity, Hudson and Odessa, which straddles the county line.
Pasco County sits on Florida's west central coast, part of the Tampa Bay Area, about 30 miles north of Tampa and roughly 50 miles west of Orlando, and has historically been a bedroom community for Tampa and St. Petersburg. An estimated 682,179 residents in 2025 made it Florida's tenth-most populous county, and major roads through it include I-75, the Suncoast Parkway and US 301.
Who Handles Your Property
Emily Brown, lead property manager, personally carries the properties she manages and replies by text or email, usually the same day. She is a licensed Florida real estate sales associate. Antonio Lombardo, co-founder and broker of record, works in the properties himself and handles builder-warranty and remediation questions. BayTown is a licensed Florida real estate brokerage.
Reports come monthly and the owner portal stays open around the clock. Current clients with an urgent after-hours issue use a separate 24/7 emergency line, so it never competes with routine calls.
No Long-Term Contract
There is no long-term contract. An owner who leaves gets files, keys and the tenant relationship handed over cleanly, which matters most to owners who have been burned by an agreement they could not exit.
