What the $149 a month covers

One flat fee, whatever the rent brings in. It is never a percentage of rent, and it is charged only out of rent collected. Monthly service includes:

  • tenant relations
  • rent collection with a statement every month
  • maintenance and repair coordination
  • scheduled inspections
  • monthly reporting and a 24/7 owner portal
  • market analysis

Land O' Lakes, road by road

Land O' Lakes is a census-designated place in Pasco County, part of the Tampa–St. Petersburg–Clearwater metro area. U.S. 41 — Land O' Lakes Boulevard — is the main north–south road in Land O' Lakes and central Pasco County, SR 52 is a main east–west road through central Pasco County, and the Suncoast Parkway runs north and south along the western edge. The community grew over the 20th century by absorbing Denham, Ehren and Gowers Corner.

The name was suggested in 1949 and the community was formally renamed in September 1950. A stagecoach line ran through the center of the area by the 1840s, and a railroad line and station followed in the early 1900s. The Land O' Lakes Branch Library, part of Pasco County Libraries, is at 2818 Collier Parkway, and Dupree Gardens is listed as a historical marker and gate ruins. The 2020 census counted 35,929 residents in the CDP. Public district schools are operated by Pasco County Schools.

Filling a vacancy: leasing is a separate fee

Leasing is a separate one-time fee, charged once and only when a tenant signs, and renewals are a separate one-time fee as well. Neither is part of the $149, and Emily explains both figures in your free quote. Leasing work covers:

  • pricing from real comparable rentals
  • marketing the vacancy where renters look
  • showings and applications
  • financial checks and reference verification on every applicant
  • lease, move-in and keys

The Pasco–Hillsborough line: Lutz, Odessa, Wesley Chapel

US 41 enters Pasco County from Lutz, so BayTown covers owners on both sides of the county line. We work in Hillsborough and Pasco counties, including Lutz, Odessa — which straddles the line — and Wesley Chapel, where Pasco–Hernando State College has its new campus. If you own near the border and aren't sure which county's paperwork applies to your property, raise it when you request your free quote.

Who you actually deal with, and how you leave

There is no long-term contract. An owner who leaves gets files, keys and the tenant relationship handed over cleanly. Emily Brown, the lead property manager, personally carries the properties she manages and replies by text or email, usually the same day. Antonio Lombardo, co-founder and broker of record, works in the properties himself and handles builder-warranty and remediation questions. BayTown is a licensed Florida real estate brokerage, license CQ1061089, based in Tampa.
