Questions owners ask BayTown

Short, straight answers about cost, who manages your home, what's included and how to switch. BayTown Property Management is a licensed Tampa brokerage managing rentals in Hillsborough and Pasco counties for a flat $149 a month.

Cost

How much does BayTown charge to manage a rental?

A flat $149 a month, whatever the rent. It is never a percentage of rent, and it comes only out of rent we collect, so there is no management fee while a home is vacant.

Are there other fees?

Placing a tenant and lease renewals are separate one-time fees that Emily explains and puts in writing in your free rental analysis before you sign anything. There are no setup, marketing, inspection or maintenance-markup fees.

Do you mark up repairs?

No. Repairs are billed at the vendor's cost, with no maintenance markup.

Do you charge tenants admin or move-in fees?

No admin or move-in fee, and no monthly tenant package.

How do BayTown's fees compare with other Tampa Bay managers?

We publish a comparison of local managers' published fees next to ours. See the fee comparison linked below.
