Flat-fee management for rental owners in Odessa, Pasco County

Odessa Property Management

Property management in Odessa runs a flat $149 a month at BayTown, taken only from rent collected — a vacant property pays no management fee at all. It is not a percentage, so the fee stays the same whether the house rents high or low.

Odessa was open space, ranches and horse properties long before the subdivisions arrived, and owners here hold anything from older properties to newer houses in the developments that keep appearing as Tampa's population expands. Leasing and renewals are separate one-time fees, and Emily explains both in your free quote along with what your property should rent for.

What the $149 a month covers

The management fee is flat and comes out of rent we collect. There is no setup fee, no marketing fee, no inspection fee and no markup on repairs — work is billed at vendor cost. If the property sits empty, no management fee is charged that month.

Leasing a vacancy and renewing an existing lease are separate one-time fees, not part of the $149; Emily goes over them in the free quote rather than burying them in a schedule.

What Odessa is, and why it shapes the work

The Odessa area was first settled in the middle 1800s by the W.M. Mobley family, who came from Savannah, Georgia. It was named in the 1880s by Peter Demens, the Russian immigrant who developed the community through the Orange Belt Railway — the line ran parallel with S.R. 54. A large sawmill once provided employment here until a fire burned it in 1922, and Tampa Bay Executive Airport operated in the area until 2004.

The Census-designated place lies entirely in Pasco County and counted 8,080 residents in the 2020 census.

It matters practically. An older house on acreage needs a different maintenance calendar and different vendor calls than a newer house in one of the subdivisions, and Odessa property management has to be built around the actual property rather than a template.

Filling an Odessa vacancy

Vacancy work starts with pricing from real comparable rentals, not a guess, and marketing the home where renters look. Showings and applications follow, with financial checks and reference verification on every applicant, then the lease, move-in and keys.

Because leasing is a separate one-time fee, you know what it is before anything goes on the market — Emily walks through it in the quote.

Rent, repairs and reporting while the tenant is in place

Rent is collected with a statement every month, and repairs are coordinated with vendors at vendor cost — no markup added on top. Inspections run on a schedule, and the owner portal is open around the clock for statements and documents.

Urgent after-hours issues for current clients go to a separate 24/7 emergency line, so current clients are not left waiting until Monday.

Who actually handles your property

Emily Brown, the lead property manager, personally carries the properties she manages and is a licensed Florida real estate sales associate. She replies by text or email, usually the same day.

Antonio Lombardo is co-founder and broker of record. He works in the properties himself and handles builder-warranty and remediation questions. BayTown Property Management is a licensed Florida real estate brokerage.

We work in both Pasco and Hillsborough counties, so a property on either side of the line is handled the same way.

No long-term contract, and a clean exit if you leave

There is no long-term contract. An owner who leaves gets the files, the keys and the tenant relationship handed over cleanly, which matters if you ever decide to sell or manage it yourself.

If you are moving over from another manager, the handover is the part worth asking about in the quote — request your free quote and Emily will tell you exactly what she needs from you and what she takes on.

How is the rent set for an Odessa house?

From real comparable rentals in the area, reviewed as part of the free quote and again through ongoing market analysis.
