“From the very beginning they treated me with kid gloves, making sure that I understood each step in detail before moving forward… I could not have made a better decision trusting them with my property.”
Juan C., property owner
“Emily was one of my first property managers ever and I was definitely spoiled by her. She always kept me up to date on when maintenance people would be by… She was amazing!”
Madison G., 5-star Google review
One flat fee for management. Not a percentage of your rent.
Monthly management is $149, whatever your property rents for. Leasing and renewals are separate one-time services, and Emily quotes them in writing before you sign anything.
Same number whether your property rents for $1,400 or $4,000. That's the whole management fee.
What your property should rent for this month, from real comps in that neighborhood, plus every fee in writing. No obligation.
With Emily, the manager you'd actually have. She walks you through leasing, renewals and anything else before you sign.
Example: on a $2,000/mo rental, a manager charging 10% costs $2,400 a year in management fees. BayTown is $1,788.
Leasing a vacant rental
Every empty week costs you a week of rent. Leasing is a separate one-time fee, charged only when a tenant signs.

If we're the wrong fit for the address, we'll say so. If selling is the better move, we'll say that too. We'd rather be right than be hired.
A small team, on purpose.

The questions owners ask before they send it
- Is $149 really everything?
- For monthly management, yes: the same $149 whatever the rent. Leasing a tenant and lease renewals are separate one-time services; Emily puts them in writing in your free quote, before you sign anything.
- I already have a manager. Is switching a hassle?
- Emily walks you through it before you decide: notice to your current manager, the tenant, the deposit records and the keys.
- Am I locked in?
- No. If you want to leave, you leave, and we hand over files, keys and the tenant relationship cleanly. A company that has to trap you isn't one worth staying with.
- How do you pick tenants?
- Every application gets financial checks and reference verification before it reaches you. We'd rather leave a property vacant two extra weeks than place someone who costs you six months.
- Will I actually reach a person?
- Yes — Emily. Send the form and she replies personally, usually the same day. She carries the properties she manages herself. Urgent after-hours issues for current clients go to a separate 24/7 emergency line.
