Flat-fee management for rentals in Brandon, Valrico and Hillsborough County

Brandon Property Management

Property management in Brandon costs a flat $149 per month with BayTown, taken only from rent collected, so a vacant property pays no management fee. Leasing and renewals are separate one-time fees, and Emily explains both in your free quote.

Brandon is an unincorporated Hillsborough County community, and the rentals here run from Limona and Brandon Hills out to Valrico. The house-by-house work is the same wherever the property sits: price it from real comparables, place a screened tenant, collect the rent, and keep the owner told.

Brandon property management with a name behind it

BayTown Property Management is a licensed Florida real estate brokerage, license CQ1061089, based in Tampa and managing rentals across Hillsborough and Pasco counties. You are not routed to a call center. Emily Brown, the lead property manager, personally carries the properties she manages and replies by text or email, usually the same day. Antonio Lombardo, co-founder and broker of record, works in the properties himself and handles builder-warranty and remediation questions.

For a Brandon owner that means one person who knows your address, your tenant and your maintenance history — not a ticket number.

What the monthly fee covers

The $149 is a flat management fee, the same whatever the rent brings in. It is never a percentage, and it comes out of rent collected — nothing is billed to you while the property sits empty.

  • Tenant relations, including the awkward conversations
  • Rent collection with a statement every month
  • Maintenance and repair coordination
  • Scheduled inspections
  • Monthly reporting and a 24/7 owner portal
  • Market analysis so you know where your rent stands

Filling a vacancy in Brandon

Brandon is known as a bedroom community for Tampa, so the commute is part of the pitch. Interstate 75 runs through western Brandon with access at exits 256 and 257, Interstate 4 passes about four miles north of central Brandon, and HART runs four local and three express bus lines in the community. Downtown Tampa is roughly 11 miles west. We write the listing with that commute in mind.

The leasing side is a separate one-time fee, charged only when a tenant signs; Emily walks through it in your free quote.

  • Pricing from real comparable rentals, not a guess
  • Marketing the vacancy where renters look
  • Showings and applications handled for you
  • Financial checks and reference verification on every applicant
  • Lease, move-in and keys

Neighborhoods in and around Brandon

Brandon's census boundaries take in Palm River-Clair Mel to the west across U.S. Route 301 and Valrico to the east, and neighborhoods inside the community include Barrington Oaks East, Brandon Hills, Kensington Estates, La Viva and Limona. The Hillsborough County Fairgrounds sit on the west side of Brandon on SR 60, Tampa Executive Airport is nearby, and the Brandon Regional Library serves Brandon and Lithia. Hillsborough Community College's Brandon campus is in town, and Brandon High School dates to 1914.

We also manage in Riverview, Apollo Beach, Lutz, Ruskin and Plant City, plus the Pasco County side of the metro. If your property is in one of those, tell us the address and we will confirm coverage in the quote.

Unincorporated Brandon and the county

Brandon is an unincorporated census-designated place, and most of Hillsborough County's land area is unincorporated and under the jurisdiction of the county board of commissioners — as of 2020, more than two thirds of the county's residents lived in unincorporated areas. Hillsborough County Fire Rescue serves those unincorporated areas. Tampa is the county seat and largest city, and the county counted 1,459,762 residents at the 2020 census.

Anything that depends on your street or your association is something we check for your specific address and go over with you in the quote.

Fees, plainly

Questions owners ask

What does property management cost in Brandon?

A flat $149 per month, taken only from rent collected, so a vacant property pays no management fee. Leasing and renewals are separate one-time fees that Emily explains in your free quote.

Do you manage rentals in Valrico, Riverview and the rest of Hillsborough County?

Yes. We manage in Brandon and Valrico, plus Tampa, Channelside, Seminole Heights, Hyde Park, Westshore, Riverview, Apollo Beach, Lutz, Plant City and Ruskin, and across the line in Pasco County. Give us the address and we will confirm it in the quote.

My property is in unincorporated Brandon. Does that change anything?

For management, no. Rent collection, maintenance and inspections work the same. Anything address-specific we check for your specific address and go over with you in the quote.

How do you price a Brandon rental?

From real comparable rentals — actual nearby leases, not a rule of thumb. That pricing is part of the leasing work, and the rent figure itself is included in your free quote.

Who screens the applicants?

We do, on every applicant: financial checks and reference verification before anyone signs. Showings, applications, the lease, move-in and keys are all handled for you.

Who actually handles my property?

Emily Brown, the lead property manager, personally carries the properties she manages and replies by text or email, usually the same day. Antonio Lombardo, broker of record, works in the properties himself and handles builder-warranty and remediation questions.

Am I locked into a contract?

No long-term contract. If you decide to leave, your files, keys and the tenant relationship are handed over cleanly.
