Flat $149 a month, from collected rent only
Riverview Property Management
Property management in Riverview costs a flat $149 a month, taken only from rent collected — a vacant property pays no management fee at all.
BayTown Property Management is a licensed Florida real estate brokerage (license CQ1061089) working with rental owners across Riverview, Brandon, Valrico and the rest of Hillsborough and Pasco counties. Emily Brown, our lead property manager, personally carries the properties she manages and replies by text or email, usually the same day.

The fee, in one short paragraph
The $149 is flat — the same whatever the rent — and never a percentage of what your tenant pays. It comes out of rent collected, so an empty Riverview property costs you nothing in management fees while it sits vacant. Leasing and renewals are separate one-time fees, and Emily explains both in your free quote along with what your property should rent for and every fee in writing.

Riverview property management, specifically this town
Riverview is an unincorporated census-designated place in Hillsborough County, south of Brandon. The Alafia River flows through northern Riverview and forms part of its northeastern border, separating it from Bloomingdale. The 2020 census counted 107,396 residents, up from 71,050 in 2010.
I-75 forms the western edge of the Riverview CDP, with access at Exits 246, 250, 254 and 256. U.S. Route 301 runs through the western side, parallel to I-75 and through the original settlement of Riverview at the Alafia River. The area founded by the Boyette family is now the community of Boyette in the eastern part of the CDP. Neighboring unincorporated communities include Brandon to the north, Palm River-Clair Mel to the northwest, and Progress Village and Gibsonton to the west.
AdventHealth Riverview and St. Joseph's Hospital-South are the area's hospitals. Riverview has two colleges: Cooley Law School near Falkenburg Rd and HCC at The Regent, a Hillsborough Community College satellite campus in Winthrop Village. Bell Creek Nature Preserve is in town, and many Tampa Bay radio and television stations broadcast from the antenna farm on Boyette Road east of town.
