Tampa Property Management
Tampa property management with BayTown costs a flat $149 per month, charged only from rent we collect — a vacant property pays no management fee. Leasing a vacancy and renewals are separate one-time fees, and Emily explains both in your free quote before you commit to anything.
We are a licensed Florida real estate brokerage (license CQ1061089) with our office in the Channel District at 615 Channelside Drive, Suite 207, managing rentals across Hillsborough and Pasco counties. Antonio Lombardo is broker of record, and Emily Brown is the lead property manager who carries the properties herself.

Tampa neighborhoods we actually work in
Our office sits in the Channel District, a residential neighborhood just east of Downtown Tampa, bordered by the Ybor Channel on the east and the Garrison Channel on the south, with the Tampa Convention Center adjacent to the west. The TECO Streetcar has several stops in the district, the twin 30-story Towers of Channelside condos were completed in 2007, and Sparkman Wharf added a waterfront outdoor food hall in 2018. The Florida Aquarium sits at the south end of the district, and Benchmark International Arena — formerly Amalie Arena — is where the Tampa Bay Lightning play home games. Condo and townhome owners here deal with a different set of issues than a bungalow owner, and we manage both.
Hyde Park, Seminole Heights and Westshore
Hyde Park is a historic neighborhood and district inside Tampa's city limits, ZIP code 33606, with many historic homes and bungalows. It includes Bayshore Boulevard, Hyde Park Village and SoHo, which begins at Howard Avenue south of Kennedy Boulevard and runs to Bayshore. The neighborhood is adjacent to the University of Tampa and Downtown, and new multifamily development is going up because of that location — which means more rental competition and a real reason to price from current comparables rather than last year's number.
Seminole Heights is a historic neighborhood in central Tampa bounded by Florida Avenue, Hanna Avenue, Interstate 275 and Osborne Avenue, known for early 20th century craftsman-style bungalows. The area has seen a resurgence with new restaurants, brew pubs and independent businesses, and it has the longest stretch of riverfront parkland in the city. Older homes mean older roofs, plumbing and electrical; our scheduled inspections are how those get caught before they become a tenant call at midnight.
Westshore is a principal business district of Tampa, with Westshore Boulevard as its main thoroughfare. It is mostly zoned for commercial use but has some residential space, and it sits next to Tampa International Airport, with Rocky Point as an adjacent island neighborhood. Pricing a Westshore rental starts from current comparables, like anywhere else we manage.
What the $149 monthly fee covers
The monthly fee is flat — $149 whether the rent is low or high, never a percentage — and it is taken only from rent collected, so a vacant property pays nothing. There is no long-term contract. If you leave, your files, keys and the tenant relationship are handed over cleanly.
- Tenant relations, including the calls and the paperwork
- Rent collection with a statement to you every month
- Maintenance and repair coordination
- Scheduled inspections of the property
- Monthly reporting and a 24/7 owner portal
- Market analysis so you know where your rent stands
Leasing a vacant Tampa rental
When a unit goes vacant, leasing is a separate one-time fee charged only when a tenant signs — Emily explains the amount in your free quote, along with every other fee in writing. The work itself runs from pricing to keys.
- Pricing from real comparable rentals, not a guess
- Marketing the vacancy where renters actually look
- Showings and application handling
- Financial checks and reference verification on every applicant
- Lease signing, move-in and keys
The county around the city
Tampa is the county seat and largest city of Hillsborough County. The 2020 census counted 1,459,762 residents in the county, and more than two thirds of that population lived in unincorporated areas as of 2020 — a distinction that matters for code, fire service and utility questions on a rental. HART provides bus service and the TECO Line Streetcar, and Tampa International Airport is the county's primary commercial airport.
Beyond the city neighborhoods, we manage rentals in Brandon, Valrico, Riverview, Apollo Beach, Lutz, Plant City and Ruskin. In Pasco County we cover Wesley Chapel, Land O' Lakes, New Port Richey, Trinity, Zephyrhills, Hudson, Dade City and Odessa, which straddles the county line.
Who you talk to, and how to start
Emily Brown personally carries the properties she manages and replies by text or email, usually the same day. Antonio Lombardo works in the properties himself and handles builder-warranty and remediation questions. Urgent after-hours issues for current clients go to a separate 24/7 emergency line. Our Google rating is 4.6 from 16 reviews as of October 16, 2026.
