What the $149 covers, and what sits outside it

There is no setup or onboarding fee, no marketing or advertising fee, no inspection fee, and no markup on repairs — maintenance is billed at vendor cost. Rent collection comes with a statement every month, and owners get monthly reporting through a 24/7 owner portal.

Leasing a vacancy and renewing an existing tenant are separate one-time fees. Emily explains both in the free quote rather than burying them in a schedule, so ask for the numbers when you request your free quote.

A housing stock that starts with a 1958 dairy farm

Before the 1950s this area was mainly natural areas and cattle farms. In 1958 LaMonte-Shimberg bought a 525-acre dairy farm near Hillsborough Avenue and Memorial Highway, and the development that followed helped make the area one of Tampa's first suburban communities. It grew to more than 2,000 acres, stretching over three miles from Memorial Highway to north of Waters Avenue.

Nearly 8,000 single-family homes and townhouses were built here between 1958 and 1978. Many homes here date from that build-out, so coordination is the job — scheduled inspections, maintenance handled at vendor cost, and repairs accounted for in your monthly reporting instead of appearing as a surprise invoice.

Filling a vacancy here

BayTown prices a vacancy from real comparable rentals and markets it where renters look, then handles showings and applications, runs financial checks and reference verification on every applicant, and closes with the lease, move-in and keys. Leasing is a separate one-time fee that Emily covers in the free quote.

Coverage is all of Hillsborough County and all of Pasco County, so an owner with a Town 'n' Country duplex and a Wesley Chapel house deals with the same manager and the same statement format. Request your free quote and Emily will price the property and send the full fee list in writing, with no obligation.

Owner notes for Town 'n' Country rentals

Many older single-family homes and townhouses: nearly 8,000 single-family homes and townhouses were built in Town 'n' Country between 1958 and 1978. For an owner that means budgeting for roof, plumbing and air-conditioning age, and keeping scheduled inspections on the calendar; repairs are billed at vendor cost with no markup.

Deed restrictions and HOAs: some of the communities inside Town 'n' Country, such as Bay Crest Park, Countryway, Rocky Creek and Sweetwater Creek, may have their own rules, so check your address's governing documents for leasing limits, minimum lease terms and any approval step. Florida Statutes Chapter 720 is the law that governs most homeowners' associations. Approval steps and timing differ, so get the process in writing before you list.

Flood and insurance: Rocky Creek and Sweetwater Creek are among the named areas inside Town 'n' Country. Check your address on FEMA's Flood Map Service Center and ask your insurer whether a landlord policy and a separate flood policy fit the property; flood damage is generally not covered by a standard property policy.

What does property management cost in Town 'n' Country?

BayTown charges a flat $149 a month, taken only from rent collected, so a vacant property pays nothing. It never varies with the rent and is never a percentage. Leasing and renewals are separate one-time fees that Emily explains in your free quote.

Does BayTown manage rentals in Bay Crest Park, Countryway, Rocky Creek and Sweetwater Creek?

Yes. Those communities are all within the Town 'n' Country CDP, and BayTown covers all of Hillsborough County and all of Pasco County.

My Town 'n' Country house dates from the 1960s or 1970s. Does that change anything?

Nearly 8,000 single-family homes and townhouses were built here between 1958 and 1978, so homes from that era are common. Coordination is what matters: scheduled inspections, maintenance handled at vendor cost, and no markup on repairs.

Do I pay a management fee while my rental is vacant?

No. The $149 is charged only from rent collected, so nothing is due while the property sits empty between tenants.

Am I locked into a long-term contract?

No. There is no long-term contract, and an owner who leaves gets files, keys and the tenant relationship handed over cleanly.
