Rental management for Westchase owners: flat $149 a month, taken only from rent collected

Westchase Property Management

Property management in Westchase costs a flat $149 a month, charged only from rent collected, so a vacant property pays nothing. Leasing and renewals are separate one-time fees that Emily explains in your free quote.

BayTown manages residential rentals across all of Hillsborough County and all of Pasco County. Westchase is a distinct place to rent a house — a planned community built from 1991, with a large deed-restricted community association, organized into villages, with its own golf course and a walkable village center — and the management should reflect that, not a template.

Your single point of contact: Emily Brown

One named manager, Emily Brown, is your single point of contact, from pricing and leasing to repairs and the monthly statement. She replies personally, usually right away. Broker of record Antonio Lombardo works in the properties himself.

Flat $149 a month, taken only from rent collected

The management fee is $149 per month per property, flat, whatever the rent brings in — never a percentage. It comes out of collected rent only, so nothing is billed while the property sits empty.

Leasing and renewals are separate one-time fees, and Emily goes through both with you in the free quote, in writing. There is no setup fee, no marketing fee, no inspection fee, and repairs are billed at vendor cost with no markup. No long-term contract either: an owner who leaves gets files, keys and the tenant relationship handed over cleanly.

Westchase, from the villages to Tampa Bay Downs

Westchase is a census-designated place in Hillsborough County, about 17 miles northwest of downtown Tampa and roughly halfway between Tampa and Palm Harbor. The 2020 census counted 25,952 residents, and the CDP covers most of the 33626 ZIP code area. It is bordered by Oldsmar, Keystone, Town 'n' Country and Citrus Park.

Construction began in 1991 after county commissioners approved the community, and it is laid out in villages. The Westchase Community Association is the largest deed-restricted community within the CDP, and the area's two community development districts merged in 2011. West Park Village is the walkable mixed-use piece — shops, bars, restaurants and village greens — with a look inspired by historic Hyde Park in South Tampa. The Westchase Golf Course, designed by Lloyd Clifton, is a major community amenity, and Tampa Bay Downs racetrack sits on the western edge of the area.

That detail does real work: deed restrictions and a CDD assessment change what a listing can say and what applicants ask about. Tell Emily about your community's deed restrictions and any CDD assessment when you ask for the quote, so the listing and the screening questions match what the community requires.

Leasing your Westchase vacancy

Leasing is handled as a separate one-time fee, distinct from the monthly management fee, and Emily covers it in the free quote. The work itself:

  • Pricing from real comparable rentals
  • Marketing the vacancy where renters look
  • Showings and applications
  • Financial checks and reference verification on every applicant
  • Lease, move-in and keys

What monthly management covers

Once a tenant is in place, the monthly side is the part you should not have to think about. Urgent after-hours issues for current clients go to a separate 24/7 emergency line, so a Sunday-night problem is not sitting in an inbox until Monday.

  • Tenant relations
  • Rent collection with a statement every month
  • Maintenance and repair coordination at vendor cost
  • Scheduled inspections
  • Monthly reporting and a 24/7 owner portal
  • Market analysis

Your single point of contact

Emily Brown is the lead property manager and your single point of contact. She personally carries the properties she manages and replies personally, usually right away.

Antonio Lombardo is co-founder and broker of record. He works in the properties himself and handles builder-warranty and remediation questions. BayTown is a licensed Florida real estate brokerage, and the office is in the Industrious building at 615 Channelside Drive in Tampa.

Coverage is all of Hillsborough and all of Pasco, which puts Westchase alongside Citrus Park, Town 'n' Country, Carrollwood and Lutz on the Hillsborough side, and Wesley Chapel, Land O' Lakes and Trinity across the Pasco line — and Odessa, which straddles the county line. One manager, one phone call, whether the property is off Westchase's village greens or out past the racetrack.

Owner notes for Westchase rentals

Much of Westchase is deed-restricted. The Westchase Community Association is the largest deed-restricted community within the census area, and the community is organized into villages, so the first step for any owner is to read your village's governing documents for leasing rules, minimum lease terms and any association approval. Florida Statutes Chapter 720 is the law that governs most homeowners' associations. Approval steps and timing differ by association, so get the process in writing before you list.

Community Development District fees: Westchase's two Community Development Districts merged in 2011. CDD assessments are separate from HOA dues and are commonly collected through the annual property tax bill, so include both when you work out what the home needs to rent for.

Flood and insurance: check your address on FEMA's Flood Map Service Center and ask your insurer whether a landlord policy and a separate flood policy fit the property; flood damage is generally not covered by a standard property policy.

Tenant demand context: Westchase sits in northwestern Hillsborough County, bordered by Oldsmar, Keystone, Town 'n' Country and Citrus Park, and West Park Village is a walkable mixed-use area with shops, bars and restaurants. Those are facts about the area, not a promise about rent or vacancy; the free quote prices your home from comparable rentals.
