South Hillsborough rentals, from North Ruskin to the I-75 Exit 246 corridor
Apollo Beach Property Management
Property management in Apollo Beach costs a flat $149 a month with BayTown, charged only from rent collected — a vacant property pays nothing. Leasing and renewals are separate one-time fees that Emily explains in the free quote.
Apollo Beach is an unincorporated census-designated place in Hillsborough County, bordered to the west by Tampa Bay and to the south by Ruskin. North Ruskin, an unincorporated community in the northern part of the CDP, sits inside the same boundary. We manage rentals across that ground, and the quote is built around the specific property, not a template.

One CDP, Several Kinds of Rental
U.S. Route 41 crosses the center of Apollo Beach, and Interstate 75 runs through the eastern side with access from Exit 246. Downtown Tampa is 17 miles north; Bradenton is 25 miles south. A waterfront community with year-round boating, fishing and other water activities reads differently to a renter than an inland block does, and the listing, showing plan and inspection schedule should say which one your property is.
That geography is also why Apollo Beach property management here is not a call-center job. Someone has to be at the house on Big Bend Road in the morning and at the water the same afternoon, and the person who answers your tenant's text should be the person who has walked the unit.
What $149 a Month Covers — and What It Does Not
The management fee is $149 per month, flat, whatever the rent. It is never a percentage, and it is taken only from rent collected, so a vacant Apollo Beach property pays no management fee at all. There is no setup or onboarding fee, no marketing or advertising fee, and no maintenance markup — repairs are billed at vendor cost.
Leasing and renewals are separate one-time fees, and Emily explains both in the free quote before you commit to anything. Request your free quote and you get what the property should rent for plus every fee in writing, with no obligation.
Filling the Vacancy
Leasing is where an Apollo Beach rental is won or lost, because a renter comparing a US 41 address to an Exit 246 address is really comparing commute, water access and how easy the house is to see. The leasing fee is a separate one-time charge, explained in the quote.

The Monthly Job on a South Hillsborough Rental
Once a tenant is in, the work is steady and unglamorous: statements that match the bank, repairs scheduled before they become emergencies, and inspections that catch the small thing early. Emily Brown, our lead property manager, personally carries the properties she manages and replies by text or email, usually the same day. Antonio Lombardo, co-founder and broker of record, works in the properties himself and handles builder-warranty and remediation questions.
- Tenant relations
- Rent collection with a statement every month
- Maintenance and repair coordination
- Scheduled inspections
- Monthly reporting and a 24/7 owner portal
- Market analysis
Local Detail That Belongs in Your Listing
Apollo Beach's history began in 1923 on land owned by the Dickman family, and the Big Bend Power Station has been a landmark on the skyline to the Tampa Bay area. Hillsborough County named the new elementary school on Big Bend Road after Thomas P. Corr in 2006; Corr donated land for parks and schools and worked to preserve mangrove swamps and environmental areas.
The 2020 census counted 26,002 residents in Apollo Beach with a median age of 44.8 years; the 2010 census counted 14,701 people and 5,886 households. The climate is humid subtropical (Cfa), which is the practical reason exterior maintenance and inspection timing get written into your calendar rather than left to chance. We use facts a renter can check, never a claim we cannot source.
Switching Managers, or Starting From Scratch
There is no long-term contract. An owner who leaves gets files, keys and the tenant relationship handed over cleanly, which is the same standard we would want applied to us. If you already own in Apollo Beach or North Ruskin and the current arrangement is quietly costing you statements you have to chase, request your free quote and we will put the numbers side by side — the $149, the leasing and renewal fees Emily explains in writing, and what the property should rent for.
Questions owners ask
How much does property management cost in Apollo Beach?
A flat $149 per month, whatever the rent, taken only from rent collected. A vacant property pays no management fee. Leasing and renewals are separate one-time fees that Emily explains in the free quote.
Do you manage rentals in North Ruskin as well as Apollo Beach?
Yes. North Ruskin is an unincorporated community in the northern part of the Apollo Beach CDP, and we manage across the whole CDP plus Ruskin.
My rental is near the I-75 Exit 246 side of Apollo Beach. Is that covered?
Yes. Interstate 75 runs through eastern Apollo Beach with access from Exit 246, and that corridor is part of the same service area as the US 41 side.
Do you handle leasing, or only monthly management?
Both. Leasing covers pricing from real comparable rentals, marketing, showings and applications, financial checks and reference verification, then the lease, move-in and keys. Leasing is a separate one-time fee explained in the quote.
Is there a management fee while my Apollo Beach house is empty?
No. The $149 is charged only from rent collected, so a vacant property pays nothing in management fees.
Who handles repairs and warranty questions?
Repairs are coordinated through vendors at vendor cost with no markup. Antonio Lombardo, co-founder and broker of record, works in the properties himself and handles builder-warranty and remediation questions.
Am I locked into a long-term contract?
No. There is no long-term contract, and an owner who leaves gets files, keys and the tenant relationship handed over cleanly.
