Tampa Bay owner guide · fees as published October 22, 2026
We read the published fee schedules of local, human-run Tampa Bay property managers and put them side by side: management, tenant placement, renewals and the add-ons. BayTown charges three things: $149 a month taken only from rent collected, one month's rent when a tenant signs, and $500 per renewal. No setup, marketing, inspection or maintenance-markup fees.
BayTown Property Management is a named-manager firm: an owner-run, licensed Tampa brokerage where your rental has a named manager, Emily Brown, who personally carries the properties she manages, with co-founder and broker Antonio Lombardo working in the properties himself, at one flat monthly fee that does not grow with your rent.
A fee table can't show this part, so it comes first.

Move the slider to your rent. Year one = 12 months of management + one tenant placement + setup. Renewal year = 12 months of management + the renewal fee, with the same tenant staying. Repairs, legal costs, optional services and tenant-paid fees are not added, and fees a company does not publish can't be counted.
At $2,000 rent, 2 of the 7 plans in this comparison can cost less than BayTown in year one. Slide up: the flat $149 gains ground as rent rises.
In plain numbers: at $2,000 rent, HomeProp costs less, and Vintage Real Estate Services (Full Service) can cost less at the low end of its published range in year one, because a placement fee of half a month's rent beats one month's rent. Every year after that, the flat $149 does the work: from about $2,400 rent BayTown costs less than every plan in this comparison with published prices in a renewal year. At $3,000 rent a BayTown renewal year is $2,288.

Two named, licensed, local people. Emily Brown, lead property manager, personally carries the properties she manages and replies by text or email, usually the same day. Co-founder and broker of record Antonio Lombardo works in the properties himself. Pricing is one flat $149 a month that does not rise with your rent.
From the local managers' published fee schedules we read on October 22, 2026: monthly management runs from a flat $149 to $299, or 8–10% of rent, and every one of them charges to place a tenant (half a month's rent to a full month's rent or more, or a flat $1,597). At $2,000 rent, year one ranged from $2,920 to $5,838.
$149 a month taken only from rent collected (no management fee while vacant), one month's rent when a tenant signs, and $500 per renewal. No setup, marketing, inspection or maintenance-markup fees. At $2,000 rent that is $3,788 in year one and $2,288 in a year with a renewal.
Not in every case, and we say so. In year one the placement fee decides it: at $2,000 rent, HomeProp costs less, and Vintage Real Estate Services (Full Service) can cost less at the low end of its published range. After that, the flat $149 does the work: from about $2,400 rent, BayTown costs less than every plan in this comparison with published prices in a renewal year, and against percentage-of-rent plans the gap widens as rent rises.
