SMS Consent & Opt-In

This page documents how Bay Town Property Management, LLC (“Bay Town,” “we,” “us,” or “our”) obtains, records, and honors consent to receive text messages. It is published so that everyone we message — and the carriers and messaging providers who review our program — can see exactly how opt-in happens. All opt-in for this program happens offline, one-to-one.
Bay Town is a licensed, broker-owned property-management company serving Hillsborough and Pasco County, Florida. We message only on our own behalf, about our own business.
This is a closed, business-to-business, agent-only program. It is limited to licensed real estate agents who are already part of the existing personal and professional referral network of Antonio and Emily of Bay Town Property Management. It is not open to the general public — no message in this program goes to a consumer, tenant, applicant, or property-management client, and no number in it comes from a form on our website.
Bay Town is a property-management company, and it does of course communicate with its tenants and property-management clients about maintenance, leasing, applications, showings, and the ordinary business of managing a property. That is a separate part of our business, handled by Emily and our staff on the office line published on this website. It is not part of this program and is not sent from the number used for this program — so nothing on this page describes, or applies to, how we talk to tenants and clients.
1. How we obtain consent
There is one consent channel, and only one: a direct, one-to-one conversation.
Each agent provides their own mobile number directly to Antonio, Emily, or a Bay Town representative during a one-to-one conversation — by phone, by email, or in person. In that same conversation, the agent expressly consents to receive recurring text messages from Bay Town Property Management. These are agents our broker already knows and already works with; referrals and client hand-offs between us are a routine part of running the business.
Before SMS is enabled for that number, we record the consent in our CRM — specifically: the date consent was given, the method by which it was given, the mobile number, and the Bay Town representative who obtained it. If there is no consent record for a number, that number is not messaged.

The consent record is then created in the CRM — and only after it is saved is SMS enabled for that number.
Delivered in that exchange, before the agent agrees: who is texting (Bay Town Property Management), what the messages are about, that they are recurring and that frequency varies, that message and data rates may apply, that replying STOP opts out, that replying HELP gets help, that consent is not required to work with us, and where to read the SMS Terms and the Privacy Policy. A number is enabled only after that complete disclosure and an affirmative response are logged. If the agent does not agree, no record is created and no message is ever sent.
What we do not do
- We do not collect numbers for this program through any form on baytownpm.com, or through any other online or web-based channel.
- We do not use purchased, rented, scraped, public-record, or third-party lists of any kind. Every number in this program was given to us directly by the agent it belongs to.
- We do not message anyone on behalf of another company. We message only on our own behalf, about our own business.
2. What you’re consenting to
Consent covers recurring text messages from Bay Town about the working relationship between our office and you as an agent:
- Introductions — a first message from Emily following the conversation in which you agreed, introducing Bay Town and opening the working relationship on landlord referrals and client handoffs.
- Referrals and client hand-offs between Bay Town and your office.
- Coordination and follow-up on a specific referred client.
- Scheduling — scheduling, confirming, and following up on calls and appointments with you.
- Relationship messages — follow-up on a conversation you already have underway with us.
Message frequency varies. Message and data rates may apply. Bay Town does not charge for the messages themselves; any charges come from your mobile carrier under your own plan.
3. How consent is recorded
Every consent is written to a consent record in our CRM at the time it is given. Each record captures the consent date, the consent method, the mobile number, the Bay Town representative who obtained the consent, the disclosure that was delivered, and the agent’s affirmative response to it, along with the agent’s name and any notes taken during the conversation. The record is created before SMS is enabled for that number — it is what we check before a number is messaged, and it is what we update the moment someone opts out.

Consent records are retained for as long as the number is on our list and for a reasonable period afterward, so that we can evidence both the original opt-in and any opt-out.
4. Your rights
- You may opt out at any time by replying STOP to any message from us. We will send one confirmation message acknowledging the opt-out, and after that you will receive no further messages from this program. Opt-out requests are honored immediately and remain in effect permanently, unless you later affirmatively opt in again.

- Consent is never a condition of service. You do not have to agree to receive text messages in order to refer business to us, receive referrals from us, or work with us in any way.
Mobile phone numbers and SMS messaging consent are never shared with, sold to, or disclosed to third parties or affiliates for marketing or promotional purposes. Numbers and consent are used only to deliver the messages described above, and are shared only with the service providers that help us send them (for example, our telecommunications provider), and only for that purpose.
